1. If you don't have cash, go to a local bank and ask a loan officer to get you pre-approved for a loan.

2. See if family members can help with the down payment on the house.

3. Look into FHA financing for governmental financial assistance.

4. Consider your future, and buy a house according to your future needs (think kids, job, etc).

5. Get a real estate agent who knows the area you are buying in very well.

6. Get that agent to be on the look out for a property that fits your criteria.

7. When viewing houses, don't give out information to anyone but your agent.

8. Get a licensed inspector to inspect the home.

9. Offer no more than 3% less than the asking price in most cases (Consult your agent for guidance.).
